Building & Zoning 

To safeguard resident safety and ensure compliance with local, state, and national standards, the Village strictly enforces its building and zoning codes. Homeowners are strongly encouraged to review the Village building and zoning codes and/or consult Village officials to verify specific zoning regulations before initiating any project.  Refer to the related links to access the North Bay's Code of Ordinances. 

Permits are issued for a two-year period. If a project extends beyond this timeframe, homeowners should contact the Building Inspector to apply for an extension. Completing a final inspection is mandatory, and failure to schedule one will result in tripled fees.

Although contractors are regularly engaged to execute the work, ensuring that proper permits are obtained prior to construction remains the ultimate responsibility of the homeowner. Late permits are subject to increased fees, and unpermitted work may be liable to forfeiture. Furthermore, permit placards must be posted and clearly visible on the front of the property before any work begins.

Examples of When Permits are required. 

A permit must be secured for numerous structural, electrical, plumbing, and HVAC projects. This includes, but is not limited to, additions, renovations, property improvements, water heater replacements, roof upgrades, decks, and the installation or replacement of fences.

The table is intended to serve as a guide for when permits for home projects in North Bay. It is not a comprehensive list, and there may be certain conditions within a given project that cause a permit to be required. Note that in certain instances when a Zoning Permit is needed, there may also be a Conditional Use Permit or Right of Way permit requirement. It is best to contact the Village Office or one of the inspectors during the planning phase of the project to determine what permits will be needed.
